While replacing an aging roof can be a major expense, the cost of failing to replace a roof that is compromised could potentially be much, much higher. The best way to know if it’s time to invest in a replacement is to have a qualified contractor examine your roof and provide a detailed report on any problems discovered and an estimate of the cost of a new roof if one is needed. 

While trying to conduct your own roof inspection can be dangerous, you can keep a look out for, many of the signs of age are easily observed even by those not involved in the construction trades. But before you do your evaluation, a word of caution: Climbing up to, and walking on, a roof can be hazardous! Take all appropriate safety precautions and call an inspector if you think it’s too risky to check yourself.

Here are some telltale signs that it’s time to replace your roof:

1. Missing or Cracked Shingles

If you are missing one or two, perhaps they just need to be replaced. More than that, and you likely have issues that will require a new roof. Shingle age can manifest itself in many ways. Cracking is another clear sign that you need a new roof.

2. Curled, Cupped or Buckled Shingles

More often seen on the part of a roof that gets constant exposure to direct sunlight, curling, cupping or buckling of shingles indicates that they are no longer sound and or provide adequate protection.

Shingles that have lost some or all of their granules, even if they haven’t buckled, are in need of replacement. This can sometimes even be observed from the ground, where inconsistent coloring is the primary indicator. In fact, this may be the first thing you notice on an older roof. You may also notice an accumulation of granules in your gutters or increased deterioration after a storm.

5. Spongy Feeling and Seeping Through Attic

If you walk on your roof and it has a spongy or bouncy feel, you almost certainly need a new roof. And, you should get off the roof immediately as there is a risk that that section is compromised and won’t support your weight for long. As a follow-up to this inspection, you may want to get into your attic to see if light is penetrating the roof or if there are areas dripping water.

6. Damaged Flashing

Flashing is the material used to protect joints in the roof, such as around the chimney, that are susceptible to water seepage. If flashing appears damaged, either by peeling, loosening, or deteriorating due to weathering and oxidizing, it may be a sign that a new roof is needed. Many flashing issues can be fixed with a simple patch up, but they can also be a sign of deeper issues for the rest of your roof.

Even if no wear or damage is immediately apparent, a 20 year old roof most likely needs replacing—if not now, soon. Take an especially close look at roofs that have passed the two decade mark.
